LANDED (terrace, townhouse, semi D, cluster)

HIGH RISE (apartment, condominium, duplex, SOHO/SOFO, low cost) 

COMMERCIAL (shop lot, office, SOVO)

 

WHAT IS INCLUDED?

1. Architectural works - defects, workmanship, finishes, levels, gradient.

(Floor and Wall - chipped, hollowness, scratches, crack)

(Wall and Ceiling - crack, uneven skim/plaster, uneven paint, stain, watermark)

2. Mechanical & Electrical - 13-amp AC, switches, door & window hinges, fittings, leaking, connection, functionality.

3. External works - apron slab, u-drain, garden, fencing, compartment, porch, driveway, upper slab.

(*notes : upper slab area inspection is upon request. Inspector will check if the location can access from internal/ceiling opening or family area which is not climb from roof top. Additional fee is required for climb to the area).

 

WHAT IS EXCLUDED?

Detail structure inspection such as the analysis, ground failure, movement, design criticism etc. Does not climb to the roof, outside of the wall like an external part of the high rise or enter to any openings, hole or confined space pertaining to the building. 

 

HOW ABOUT THE REPORT?

Owner will receives the soft copy report in PDF format with picture together with an explanation about the defect. The report is simple and precise so that everybody can easily to understand.

Inspector will only check the defects but not propose the rectification methods. All the rectification methods are subject to the developer.

 

WHEN CAN RECEIVE THE REPORT?

During the inspection inspector will brief to owner regarding the defects found, along the way or either after the inspection complete. Within 3 days report will be submitted to owner.

 

AREA COVERAGE

Within Klang Valley and neighboring (such as Nilai, Labu, Seremban, Senawang etc.) but for those from outside Klang Valley an additional fee will be charged. An advance payment is required to book a slot and to avoid late cancellation.
